The platform

Your firm on the front. Our service provider behind it.

Most trusts go unfunded because the deed is the step that falls between the attorney, the advisor, and the client. DeedPlatform closes that gap with a portal that carries your name and a fulfillment team that has recorded deeds in every U.S. jurisdiction.

01

White-label from day one

Enter your website and the portal takes your logo and colors. Clients order at your own address on deedplatform.com; every email, receipt, and status update speaks as your firm.

02

Attorney-reviewed and recorded

Every deed is reviewed by an attorney licensed in the property's state and filed with the county. The recorded instrument returns to the client's account automatically.

03

You set the markup

Clients pay in the portal by card or bank account. We cover attorney review and the county recording fee, and transfer your markup to you after the deed is recorded — you are never invoiced and never have to bill the client yourself.

For your clients

A guided path from “move my home into my trust” to a recorded deed.

Clients choose a goal in plain language. The portal composes the legal names of individuals, trusts, and entities, surfaces the state and county requirements at review, and keeps them informed at each of the six stages from submission to recording — without a call to your office.

How it works

Three steps. One afternoon.

You keep the client relationship and the branding; the drafting, review, and county recording happen behind the scenes.

  1. 01

    Get your address

A two-minute signup with your work email assigns yourfirm1.deedplatform.com — numbered, so the next advisor at your firm gets their own portal instead of competing for one. Confirm your email and it is live, with no enterprise account of your own required.

  2. 02

    Set your markup

Choose what you add per order, anywhere from $0 to $500, and connect Stripe so your payouts can reach you. Every transfer type is included.

  3. 03

Orders flow to our service provider

Every order reaches our service provider. Status changes, signed-deed uploads, and the recorded deed come back to the client automatically.

The portal, on film.

Three short films: why a firm runs a portal of its own, how yours goes live, and exactly what your client sees from the first click to the recorded deed.

Why DeedPlatform1:00Most trusts go unfunded for one reason — the deed never gets done. What a white-label portal changes, in a minute.

What's included

Built for the way trusts get funded.

Every portal ships with the full client experience and the integrations a firm needs to run it at volume.

Goal-based intake

Structured individual, trust, and entity parties compose the exact legal names that go on the deed. No free-text guessing.

State & county checks

Jurisdiction rules surface at review — transfer tax forms, witness requirements, cover sheets — before the order is submitted.

Passwordless for clients

Magic-link sign-in, email at every status change, and a six-stage tracker with an estimated completion date.

Every party type

Individuals, trusts, and companies on either side of the deed — trust distributions, LLC transfers, and family transfers all follow the same guided path.

Partner API & webhooks

Create orders from your own system and receive signed status webhooks.

Prior deed on file

Upload the last recorded deed with the order and it travels with the order to the attorney who drafts the new one.

Data protection

Handled the way a law firm would.

  • Social Security numbers required by some states are collected at the final step and passed straight through — never stored.
  • Documents live in private object storage behind signed, expiring links with ownership checks and an audit trail.
  • Every tenant is isolated: your clients, orders, branding, and API keys never mix with another firm's.
  • Enterprise API keys are encrypted at rest; card and bank payments run through Stripe, so the portal never touches card numbers.

Questions

What firms ask before they sign up.

Who reviews and records the deeds?

Every deed is reviewed by an attorney licensed in the property's state and filed with the county through our service provider. DeedPlatform is the ordering and client-experience layer, and your firm is never responsible for the deed itself.

We're a financial advisory firm, not a law firm. Can we offer this?

Yes. Your firm never reviews or records the deed: an attorney licensed in the property's state reviews every deed before it is recorded, and the terms your client accepts at checkout say so plainly. Your portal is the ordering and status layer under your brand — the same arrangement estate-planning firms run on.

How do our clients pay, and how do we get paid?

Your client checks out in the portal by card or bank account and pays one combined service fee plus the county recording fee — they never see the split between our cost and your markup. A platform fee or discount, if we set one for your portal, is shown to them as its own line and to you on your settings page, and never touches your markup. We are the merchant of record, so you are never invoiced and never have to bill the client yourself. After the deed is recorded, your markup is transferred to your connected Stripe account. You choose the markup at signup, anywhere from $0 to $500, and can change it later for new orders.

Which transfer types are supported?

Every combination of individual, trust, and company on either side of the deed — individual to trust, trust to individual, company to trust, and so on. Clients describe what they're trying to do in plain language (fund a trust, add a spouse, transfer after a death, move into an LLC) and the portal derives the deed type from the parties. Our service provider prices each order.

Do we need our own account with the service provider?

No. Portals run on the platform's enterprise key by default, with every order tagged to your firm. If you already have a contract with the service provider, you can bring your own key; it is stored encrypted.

How long does setup take?

About two minutes. Your subdomain is reserved as you submit the form, and confirming the link in your email takes the portal live immediately. There is nothing to set up with the service provider first — new portals run on the platform's enterprise key. A small number of signups are held for a manual check, and we tell you if yours is one of them.

Can we place orders from our own software?

Yes. Each portal has a partner API with bearer keys, and outbound signed webhooks for status changes.
