DeedPlatform connector (MCP)

An MCP server an AI assistant can use to price, start and follow a deed transfer that DeedPlatform prepares and records. It speaks MCP's Streamable HTTP transport, statelessly.

Three tools work without signing in. get_order_status needs OAuth 2.1 (below).

list_deed_types

No inputs. The nine deed types, by who owns the property now and who receives it: individual, trust or company, to individual, trust or company.

Example: "Individual to trust: People move the property into a trust, such as funding their revocable living trust."

get_quote

Inputs: state (two letters), county, grantor_kind and grantee_kind (individual, trust or company).

Returns the service fee, the estimated county recording fee, the total and the turnaround. For a county without a set price it says a quote will be emailed within one business day once an order is started.

Example: "Price for this deed (Individual to trust) in Fulton County, GA: Service fee $299; Estimated county recording fee $25; Total $324."

start_order

Inputs: state, county, property_address, grantors and grantees (each a list of {name, kind}: up to three people, or one trust with its trustees, or one company, with its authorized signer when it is giving the property), contact_email (left out when signed in: the order goes on the signed-in account, and another address is refused), and for a transfer between people, purpose.

Creates the order and returns its number and a link to the order page, where the person uploads documents, accepts the terms, pays and gets signing instructions. The link opens that one order, works once and lasts fourteen days.

get_order_status (sign-in required)

Input: order_number. Returns the stage (draft, awaiting documents, drafting, awaiting signature, submitted for recording, recorded) and the next step, for orders on the signed-in account only. Signing in is by a link emailed to the person; no account is needed beforehand.

What the tools never take

Taxpayer numbers, ID images and payment details. A request carrying something that looks like a Social Security or tax ID number is refused; the order page collects anything a county requires.

Sign-in (OAuth 2.1)

Clients register themselves (POST /oauth/register, public clients) and use the authorization code flow with PKCE (S256, required). The person signs in by an emailed link and agrees on a consent screen. Scope: orders:read. Access tokens last an hour; refresh tokens thirty days, and each works once.
